Attached to this letter you will find a copy of our complete appraisal on the single family residence located at:

This complete appraisal was prepared to conform with Standard Rule 2-2(a) of the Uniform Standards of Professional Appraisal Practice published by the Appraisal Foundation. Standard Rule 2-2(a) sets forth the reporting requirements for a self-contained appraisal report. All information significant to the solution of the appraisal problem is presented in this report. Data that was furnished by you is stated in the body of the accompanying report.

The Departure Provision of the Uniform Standards of Professional Appraisal Practice has not been invoked for the development of the analysis contained in this report. This report by definition is a complete appraisal, prepared as a self-contained appraisal report. The report is presented in conformance with Standard Rule 2-2(a).

The value opinion expressed herein is based on the fee simple interest as held by the owner of this property.

The purpose of this appraisal is to estimate to current market value of the subject property. The self-contained appraisal was prepared for evaluation analysis of single family residence located at 2151 West Coronet Ave., Anaheim, CA 92801. The value opinion expressed in the report that accompanies this letter is based on the definition of value as expressed in the report, and is subject to the assumptions, limiting conditions and certifications contained therein. No part of the contents or opinions stated herein should be released to any potential seller, buyer, loan broker, real estate agent or any other 3rd party.

Unless otherwise stated in this report, the existence of hazardous materials, which may or may not be present on the property, was not observed by the appraiser. The appraiser has no knowledge of the existence of such materials on or in the property. The appraiser, however, is nor qualified to detect such substances. The presence of substances such as asbestos, urea-formaldehyde foam insulation, and other potentially hazardous materials may affect the value of the property. The value estimated is predicated on the assumption that there is no such material on or in the property that would cause a loss in value. No responsibility is a assumed for such conditions or for any expertise or engineering knowledge required o discover them. The intended user is urged to retain an expert in this field, if desired.

The subject property was valued based on its condition as observed on the date of inspection.

Unless otherwise stated in the appraisal report, the appraiser’s have made an onsite inspection of the subject property and have completed all of the necessary investigation and analysis of market data.
